A Boutique Community Built for the Long Term

Terraces is one of the most distinctive new construction communities to come to Rockwall in recent years — not because of its size, but because of its restraint. With just 185 total homesites and two of the most respected builders in North Texas, this community was designed to feel intentional from the start. It has been one of the fastest-selling boutique communities in Rockwall County since opening in 2025, and more than half of the homesites have already been claimed.

The location is a genuine asset. Terraces sits near the intersection of John King Boulevard and Highway 66, placing residents within easy reach of Interstate 30 — the main artery connecting Rockwall to the greater Dallas-Fort Worth Metroplex. Everyday errands are covered within a short drive, Rockwall ISD campuses are close, and the dining and waterfront atmosphere of Downtown Rockwall and The Harbor are just minutes away.

No PID. No MUD. Terraces carries an estimated property tax rate of just 1.57% — with no Public Improvement District and no Municipal Utility District layered on top. In a region where new construction communities routinely carry combined rates well above 2%, this is a meaningful financial distinction worth understanding before you compare communities side by side.

The amenity package reflects the community's boutique character: a resort-style pool, paved walking trails, and a small catch-and-release fishing lake with a partial walking path along its edge. These are quiet, quality amenities — the kind that add to daily life without overwhelming the residential feel of the neighborhood.

Rockwall ISD — A School Path Worth Knowing

Homes, Builders & What to Expect

Terraces launched in 2025 and is actively under construction, with more than half of the 185 homesites already sold or under contract — a pace that reflects strong demand for well-located, boutique-scale new construction in Rockwall. The community is currently new construction only, with limited resale activity at this stage.

Two builders are active in Terraces: Perry Homes and David Weekley Homes. Both are established, high-volume Texas builders with long track records in the Dallas-Fort Worth market. An important distinction: only Perry Homes offers the wider 82-foot and 100-foot homesites — buyers specifically seeking a broader lot should confirm availability directly with the Perry Homes sales team.

Perry Homes
Single-Family · New Construction

Perry Homes is one of Texas's largest privately held homebuilders, with decades of production experience across the Dallas-Fort Worth Metroplex. Their plans in Terraces are drawn from their traditional architectural portfolio and are offered on a range of homesite widths, including the widest lots available in the community.

Size range: 2,480 – 4,981 sq ft Prices from: Mid $500s – $1,000,000+ Lots available: 62-ft, 72-ft, 82-ft, and 100-ft homesites Note: 82-ft and 100-ft lots available exclusively through Perry Homes
David Weekley Homes
Single-Family · New Construction

David Weekley Homes is a nationally recognized builder known for customer service processes, energy efficiency standards, and design flexibility. Their Terraces offerings reflect a traditional architectural style with an emphasis on livable floor plan layouts and well-appointed included features.

Size range: 2,480 – 4,981 sq ft Prices from: Mid $500s – $1,000,000+ Lots available: 62-ft and 72-ft homesites

Terraces has been one of the fastest-selling boutique communities in Rockwall County since opening. With more than half the homesites already claimed and active construction underway, buyers who want to select from the remaining inventory should confirm current availability with the on-site sales teams. Specific lot widths — particularly the 82-ft and 100-ft homesites — are limited and subject to change.

What It Actually Costs to Live Here

For buyers comparing new construction communities across Rockwall County and the broader eastern Metroplex, the tax picture at Terraces deserves careful attention. Many newer master-planned communities in the region carry combined effective rates that include a base city/county rate plus a Municipal Utility District (MUD) assessment and/or a Public Improvement District (PID) — which together can push total annual tax obligations well above what a headline rate suggests.

Terraces has neither a MUD nor a PID. The estimated effective property tax rate is 1.57%, and that is the full picture. On a $700,000 home, that represents approximately $10,990 per year in property taxes — compared to roughly $15,400 or more that the same home might carry in a community with a 2.2% combined rate. That difference compounds meaningfully over time.
